Recently, Asbestos Safe Consultancy was engaged by a property developer to complete a pre-purchase asbestos inspection on a residential property that was intended for demolition.
The developer wanted to understand exactly what asbestos-containing materials were present before committing to the purchase and budgeting for demolition works.

Asbestos Exterior Cladding Throughout the Property
The inspection identified asbestos-containing fibre cement cladding across the exterior of the home.
Although bonded asbestos products can often remain in place if left undisturbed, demolition changes everything. Before the structure can be demolished, these materials generally require appropriate management and removal in accordance with New Zealand regulations.
Identifying these materials before purchase allows developers to accurately budget for asbestos removal rather than discovering unexpected costs after settlement.
Friable Textured Ceilings Throughout the Home
Inside the property, textured ceiling coatings were identified throughout multiple rooms.
Textured ceiling coatings are significant because they may be friable asbestos-containing materials , meaning they can release fibres more readily if disturbed.
For demolition projects, these materials can substantially change both the removal methodology and project costs.
Hidden Asbestos Beneath New Flooring
One of the most significant discoveries wasn’t visible at all.
A recently installed vinyl floor concealed an older layer of paper-backed vinyl sheet flooring underneath.
The older flooring was identified as asbestos-containing material.
Without lifting sections of flooring during the inspection, this asbestos would likely have remained hidden until demolition commenced, resulting in unexpected delays and additional costs.
Other Asbestos Risks Identified
The inspection also identified several additional asbestos-containing or presumed asbestos-containing materials, including:
